How to compare roof replacement quotes and materials

A roofing proposal should explain the entire water-shedding system rather than list only a shingle or panel brand. Compare bids using the same measured roof, tear-off assumptions, deck-repair method, underlayment, leak protection, flashing, ventilation, edge details, penetrations, fastening, cleanup, permits, warranty, and payment terms. The lowest total can hide missing work or large allowances, while a premium product can underperform if the roof deck, flashing, ventilation, or installation does not follow the written system requirements. Insurance-funded work adds a separate comparison: the policy and insurer determine covered damage, deductible, depreciation, and payment—not the contractor’s sales promise.

What matters first

  • Reconcile the measured scope before comparing price. Each proposal should state roof area or squares, slope and complexity assumptions, number of existing layers, tear-off and disposal, accessory structures, and whether taxes, permits, delivery, protection, and cleanup are included.
  • Define the deck decision in advance. State the material and thickness expected, how damaged sheathing will be documented, the included quantity if any, unit prices for additional sheets or board feet, approval rules, and whether structural or code-related repairs require a separate change order.
  • Compare the complete assembly: underlayment, self-adhered leak barrier or ice-and-water protection, drip edge, starter, field covering, valleys, ridge and hip caps, wall and chimney flashing, pipe boots, skylights, vents, sealants, and fastening pattern. Record exact manufacturers, product lines, colors, ratings, and substitutions.
  • Ventilation must be treated as a system. Ask the contractor to document intake and exhaust paths, calculate the proposed net free ventilating area when applicable, identify blocked or incompatible vents, and explain how the design works with the attic air barrier, insulation, roof shape, and local code.
  • Wind, wildfire, hail, snow, heat, salt air, tree exposure, roof slope, and local rules can change the useful product and installation details. Confirm the covering and fastening method suit the site’s hazards and meet manufacturer instructions and the locally adopted code.
  • Keep insurance and construction roles separate. Report a suspected covered loss to the insurer, read the policy and claim documents, preserve evidence, and do not sign away policy rights or rely on a contractor to decide coverage. The homeowner remains responsible for the deductible and contract unless valid written terms say otherwise.
  • Compare manufacturer coverage and contractor workmanship coverage separately, including registration, transfer, prorating, wind or algae terms, exclusions, ventilation or deck requirements, tear-off and disposal costs, claim process, and who remains responsible if the installer leaves business.

Verify before spending

  1. 1Give each bidder the same roof information and request an on-site inspection. Ask for photographs of coverings, flashing, penetrations, drainage, attic conditions when accessible, and any observed leak or structural concern before choosing a scope.
  2. 2Verify required state or local contractor licenses, current insurance, permit responsibility, business identity, physical contact information, subcontractors, and recent comparable projects. Check complaints critically and confirm references rather than relying only on a sales platform.
  3. 3Place bids side by side and mark every missing or different item: measurement, tear-off, deck allowance and unit price, underlayment, leak barrier, flashing replacement, ventilation, materials, fasteners, cleanup, landscaping protection, schedule, weather protection, permits, warranties, exclusions, and payment milestones.
  4. 4For storm damage, photograph the property before temporary or permanent work, contact the insurer directly, compare the adjuster’s scope with the contractor’s proposal, ask how supplements are handled, and keep control of claim proceeds and policy rights. Contact the state insurance department when claim-handling help is needed.
  5. 5Confirm cool-roof claims for the actual product and climate. Compare rated solar reflectance and thermal emittance where relevant, roof color, attic insulation, air sealing, HVAC location, local energy rules, utility incentives, and the cost difference instead of assuming every reflective roof saves the same amount.
  6. 6Before final payment, inspect completed flashing, edges, penetrations, exposed fasteners, ventilation, gutters, siding, cleanup, and magnetic nail collection. Obtain permit closeout where required, final photographs, invoices, product identifiers, warranty documents and registration, lien releases where appropriate, and written resolution of remaining work.
